How We Do It
PRE-DESIGN
In this pre-design phase, our team conducts project feasibility studies, initial project budget creation, and selects the right design team for the project.
DESIGN
Through the design phase, our team will perform concept development, coordinating various design elements for presentation to the owner. The conceptual design will be converted to construction drawings, specifications, and contract documents.
BID PHASE
Within the bid phase, our team will develop bid packages, approve the bidder’s list, and conduct pre-bid meetings. Bids will be received and evaluated through scope review meetings, compared to the initial budget cost, and value engineering options will be provided.
CONSTRUCTION
During the construction phase, our team will begin negotiating final contract terms with contractors and author contracts. We will acquire all required permits, establish onsite general conditions, and manage the entire construction process through the completion of project turnover to the owner.
CLOSEOUT
In completing the project through the closeout phase, our team will ensure all punch list items have been completed and assembled, and prepared for the owner: a complete set of as-built drawings, all material and contractor warranties, and operation and maintenance manuals, including owner training, as required.
